Appraisers and lenders look at recent sales of similar properties in the same neighborhood or area to determine the market value of the subject property. These are called "comparable sales" or "comps."
Identifying Concessions:
If any of the comparable sales included concessions, such as the seller paying the buyer's closing costs or offering financing incentives, the appraiser will take note of these concessions.
Adjustments:
To arrive at an accurate appraisal value for the subject property, the appraiser will make adjustments to the comparable sales that included concessions. These adjustments aim to estimate what the sales prices of these comps would have been without the concessions.
Final Appraisal:
After making these adjustments, the appraiser arrives at a final appraised value for the subject property.
